How this is worked out
Net proceeds are the sale price, less the percentage costs (agent commission and settlement), less the fixed costs (transfer tax, title, repairs, concessions, prorated property tax), less what you still owe on the property.
The break-even price solves the same equation backwards: the price at which what is left exactly covers the loan and the fixed costs, after the percentage costs are taken out of it. Below that price a sale needs cash from you at closing.
